POSITION SUMMARY:  Assists communities in maintaining high occupancy and meeting budgeted occupancy goals by implementing strategic leasing plans, providing support and training for site team members, and consistently exceeding sales and leasing targets. Understands marketing, and compliance principles and their relationship to sales and leasing. Understands and complies with Fair Housing Laws. Works as needed on special marketing and training projects and is always an ambassador of Humphrey Management and its Foundations. Performs   other duties as required.

The essential functions of the Resource Sales & Marketing Specialist are as follows:

  •  Performs leasing professional responsibilities on site, with an emphasis on customer experience, and sales performance.
  • Practices OASIS strategy when assisting site teams: Observe, Analyze, Strategize, Implement, Share Results.
  • Provides reporting on site assignment progress.
  • Makes strategic recommendations regarding sales & marketing as needed.
  • Fluent in digital marketing techniques, to assist in lead generation, and resident retention efforts.
  • Works to establish relationships with local organizations, and businesses to further the leasing and resident retention efforts of the sites.
  • Serves as an ambassador of the Humphrey brand; organizes, conducts, and evaluates outreach marketing events throughout the portfolio.
  • Acts as a role model for site team members by consistently exceeding sales & marketing KPIs and embracing Humphrey Management's foundations & service commitments.
  • Able to perform market analysis and make marketing recommendations based on the 5P's: price, product, promotion, placement, people.
  • Prepares, conducts, and evaluates training presentations as they relate to sales & marketing techniques.
  • Ensures that Humphrey Management sales, marketing, and leasing goals are being met by site team members.
  • Consistently demonstrates Fair Housing Law compliance and ensures site team members are compliant.
  • Has an in-depth knowledge of compliance financial programs, and is a resource to team members.
  • Provides support for Sales Conference, company programs and initiative rollouts, outreach marketing endeavors, and training and on-boarding of new team members.
  • Flexible in fulfillment of open positions when needed.
  • Helps to create and maintain lease-up strategy and waitlist management during new community lease-ups.
  • Assists in creation, and implementation of various marketing and training projects as requested.
  • Demonstrates a commitment to innovation, learning, and strategy as it relates to the Sales & Marketing goals of Humphrey Management.

 

QUALIFICATIONS 

Education & Experience Requirements

High School Diploma or equivalent.  Excellent verbal and written communications skills.  2-3 years sales and marketing experience required. Prior related compliance experience preferred.  NALP or CAM designation preferred.
